In May 2005, Gale secured SL Green Realty Corporation as its equity partner, The Principal Group as its preferred equity partner, and Wachovia Bank as its senior lender to acquire the office park containing three buildings totalling 670,000 SF with a pad site approved for the construction of a 200,000 square foot building. Gale served as the owner and facilities manager, and by November 2005 had signed a long term lease with Sanofi Aventis to lease the three buildings and gave them an option to have a fourth building constructed on the pad site. In June 2006: Gale sold its interest to Gramercy Capital Corporation and Mack-Cali Realty Corporation.
